Florida Roof, Flood & Storm Risk by County (2026)

A snapshot of roof age, FEMA flood rating, and 10-year NOAA storm history across five Florida counties — coastal and inland, high-growth and legacy housing stock. Every number below carries the date it was last computed. This is a data reference, not a ranking, a bid, or a sales pitch — there is no lead form on this page.

Coverage note — read this before the tables

FEMA flood rating and NOAA storm history below are genuine county-level figures — stable across every ZIP we checked within a county. Roof age and "cliff" risk are not county figures; our roof data is tracked at ZIP grain only, and it varies sharply within a single county (in Hillsborough alone, cliff risk ranged from 0% to over 37% across the ZIPs we sampled). Publishing a single "Hillsborough roof age" number would flatten that variance into something false. So roof data appears separately below, labeled by ZIP, not folded into the county table.

Roof-age samples (ZIP-level, not county averages)

Roof-age tracking exists for some Florida ZIP codes and is genuinely not available for others — we have no roof cell for any ZIP we sampled in Miami-Dade, Orange, or Lee. The two samples below are single ZIPs, standing in for no one but themselves.

ZIP (county)Avg. roof ageRoof "cliff" risk*
33602 (Hillsborough)20.3 yrs1.7%
33701 (Pinellas)20.5 yrs1.8%

* Share of tracked roofs in this ZIP sitting in Florida's insurance-scrutiny age window (13–15 years) — a report count for that ZIP, not a county figure and not a prediction of any individual roof's condition. Cliff risk varies widely even within one county: other Hillsborough ZIPs we sampled the same session ranged from 0% to over 37%.

Permit-activity tracking, statewide

county-level cells
535
ZIP-level cells

Statewide cell counts from our nightly permit-activity warehouse rollup, computed 2026-08-11. These are aggregate cell counts, not a claim about any individual ZIP or property — we do not publish a cell below our own privacy-floor sample size.

What this report is not

This is not a claim of the most complete Florida roofing dataset, and we do not publish a completeness percentage against any outside benchmark. It is not a ranking of "best" or "worst" counties — counties appear in a fixed presentation order, not sorted by any column to imply a verdict. It is not real-time; every number states when it was last computed. It is not a substitute for a licensed inspection, a contractor bid, or a FEMA flood determination for a specific address.
